What steps can be taken to prevent mold from forming?
Moisture control is the key element in mold control. When water leaks or spills occur inside your property be sure to act quickly. Drying materials that are wet or damp in the first 24 to 48 hours after a leak is a key element to moisture control. In most cases, mold will not grow if you clean and dry quickly. Another prevention method is to clean and repair roof gutters regularly. Be sure the foundation of your property slopes away from the outside walls. Rain water that lands around the foundation will run away from the property rather then into the home. Keep all air conditioner drip pans clean and drain lines cleared and flowing properly. Keep the relative humidity in your property below 60%. Ideally, you want it to be in the range of 30% to 50%. Condensation inside your property is a sign of high humidity levels. Be sure to wipe and dry any condensation you see or mold will form in those areas.
You can reduce humidity levels by ventilating appliances that product moisture. Such appliances are the clothes dryer and stoves. Be sure they are vented to the outside. Use air conditioners or de-humidifiers if needed. Run the bathroom fan or open windows when showering. Increase ventilation or air movement by opening windows and doors when practical. Cover cold surfaces such as cold pipes with insulation. Increase air temperature.
